“Our aim is to bridge the gap between the landlord and the contractor to ensure the success of the project”.

– Eng. Abdulrahman Al Koheji, CEO of Esnad Management.

Despite facing a hit due to the COVID-19 pandemic, Esnad Management’s entrance into the real estate market in 2020 has bridged a gap for several sectors. While other companies were cutting down on costs and human capital, Esnad was hiring. While landlords and property owners were struggling to find occupants, Esnad prevailed, offered solutions and found tenants. Finding opportunity amid the pandemic was the immediate strategy that Esnad Management’s CEO, Eng. Abdulrahman Al Koheji, had to take into action while the company was just starting up.

COVID-19 has brought most of the industries down. Some did not make it, some hardly bounced back, but one industry, aside from F&B and telecommunications, is gracefully bouncing back in 2021, the real estate industry. For Esnad, it’s business as usual, the opportunity was found in technology. While everyone is social distancing and staying safe, the quality in communication hasn’t been compromised as the team has embraced virtual communication effectively.

The Sales Agents at Esnad Management have found opportunity in the lowered market prices and larger living spaces. The pandemic is making people think about how and where they work and live and our Sales team has listened. People are either looking for cheaper rentals to accommodate their lower budgets or searching for homes with larger gardens and space for a home office. This is due to the rise of online learning and working-from-home trends as they are shifting our economy.

More companies are expanding their remote work policies the longer the pandemic takes, including Esnad Management. The future of the education, employment and real estate sectors will shift as parents want to contain their children indoors by having a play area, swimming pool and garden within their own homes. Similarly, employers are recognizing that their employees are getting more productive and want to keep working from home even after the pandemic ends, making the need for a home office space a necessity. This is the time for large spacious villas and 3-to-4-bedroom apartments with top amenities.

As a result, marketing in real estate has transformed during COVID-19. Digital media has become the foundation of Esnad Management’s marketing approach. This is because of a number of reasons. Newspapers and other print media are currently operating with little circulation as people are less reluctant to touch anything that could possibly spread the virus. Property viewings have shifted to virtual tours, e-brochures, and videos. In return, Esnad has pivoted its marketing strategy towards digital media platforms.

Digital media advertising for Esnad Management is not simply placing a listing advertisement and dedicating a budget for a sponsor ad. The platforms are being utilized to communicate directly to property owners, landlords, investors, home buyers and tenants. The gap that Esnad found is that the latter do not have sufficient information before making any decisions with their future or current properties.

In return, a video series of the CEO, Abdulrahman Al Koheji, has been established where he communicates and educates the public covering a variety of topics. Some of these topics include finding the right architecture firm and investing in private island properties, such as Dilmunia and Amwaj Islands, versus investing in public properties. With this video series, newcomers will know what to look for when finding their dream home.

To persevere in a thriving industry during a pandemic is simply having the right attitude. The powerful workforce behind Esnad Management is its team of experts and their adaptability to change. 2020 may have been challenging, however it gave a chance for innovation and creative thinking. 2021 is a new start and real estate forecasters are expecting growth, particularly in Bahrain. Esnad Management will continue to find opportunities even amidst the rise and take the challenges as they come.
